Look inside the $3M Ballantyne Country Club home that just broke an all-time sales record

The sprawling house covers close to 9,000 square feet. It counts five bedrooms over two floors and has gardens plus a veranda overlooking a popular South Charlotte country club. Throw in a pool table and a fireplace, too.

And it just sold for the highest price ever at Ballantyne Country Club.

The two-story custom estate in the 14400 block of Brick Church Court sold for $2.97 million on May 12, according to Ben Bowen of Premier Sotheby’s International Realty.

Built in 2000 by Simonini Builders, the home is 8,651 square feet, including five bedrooms and five bathrooms. That’s roughly the same square footage as the popular Fahrenheit rooftop bar in uptown.

It was the home’s craftsmanship and good condition that led to the record-breaking sales price, Bowen said.

The sale broke longtime records at Ballantyne Country Club. The highest resale price of a home was recorded in June 2007 at $2.52 million, Bowen said. The highest new construction home sold was in May 2008 for $2.72 million.

Between January and April, 12 homes have sold in Ballantyne Country Club with an average price of $1.5 million, according to Bowen. Of the 30 homes sold last year, the average price was a bit lower, around $1.12 million.

“We’re seeing huge appreciation right now,” Bowen said.

That lines up with what remains a hot real estate market in Charlotte, where homes often sell well-above listing price as population growth continues. The median sales price in the Charlotte region was $380,000, according to Canopy Realtor Association, a nearly 21% increase from the year before.

Most buyers for homes at the country club are coming from out-of-state, from places like the Northeast, Midwest, Florida and California, Bowen told The Charlotte Observer. The buyer of the Brick Church Court home is relocating to Charlotte for work, he said.

Gardens, fitness center and more

The record-breaking home has state-of-the-art kitchen appliances and an owners’ suite with its own fireplace and sitting area.

The upper level includes three bedrooms, a media room, bonus room and a study with a screened-in porch, according to Bowen, who marketed and sold the home for Sotheby’s International Realty’s Lake Norman office.

The home hasn’t sold since a married couple purchased it around the time it was built, Mecklenburg County property records show. The couple purchased the home in October 1999 for $257,000.

With views of the golf course, the home also includes manicured gardens, an exercise room, sun room and patio.
