‘Continuing to boom’: $60 million apartment, commercial project slated for West Columbia

A $60 million mixed-use development that will include a “luxury multifamily gated” apartment community is slated for West Columbia.

Commercial real estate firm NAI Columbia announced Tuesday morning that it helped broker the sale of nearly 38 acres just off Sunset Boulevard in West Columbia for the development of Langley Pointe, a mixed-use project that will have “Class-A housing and commercial components.”

According to documents provided by NAI, the site is located about a mile west of Lexington Medical Center and Interstate 26. The site is bordered by parts of Sunset Boulevard, Henbet Drive and Ephrata Drive.

Early details about the Langley Pointe development are scarce, but a release from NAI said it will include a “luxury multifamily gated community by way of a joint venture between Flicking & Company and Novare Group.” The apartment homes in the development will feature 9-foot ceilings, granite countertops, stainless steel appliances “and other high-end finishes,” the release said. The community will have a resort-style pool, an outdoor kitchen and fire pit, a state-of-the-art fitness facility, a dog park and pet spa, and electric vehicle charging stations.

The apartments are expected to be ready by fall 2023.

“Our development team has been invested for many years to help strategically redevelop West Columbia,” NAI Columbia’s Ben Kelly said in a statement. “To make the Langley Pointe project come to fruition, we worked in close collaboration with the city of West Columbia, Lexington County, (the SC Department of Transportation) and other stakeholders.”

The project will trigger road improvements at Sunset and Henbet, the release said, including putting signals at the intersection, road widening and a new turn lane.

West Columbia Mayor Tem Miles lauded the announcement and noted it is the latest in a number of projects that have led to growth in West Columbia in recent years.

“For decades the city of West Columbia has been working to make redevelopment across our city possible,” Miles said in a statement. “This project is the latest sign that development is continuing to boom in our city. NAI Columbia has been instrumental in helping us bring our vision to life.”
